Originally hired to perform a limited exterior property condition assessment, Marx|Okubo found additional issues while evaluating this nine-story 1970s office building and performed destructive/invasive testing of the façade to determine the cause of water intrusion. Marx|Okubo worked with the client to develop the appropriate remediation strategy, designed the solutions, and project managed the implementation of the repairs. Located on a high-profile corner (Wilshire Boulevard and Rodeo Drive) in Beverly Hills, the property came with numerous challenges, including site logistics, neighborhood sensitivities, unconventional construction, and the matching of nearly 50-year-old building materials.
The office building is clad in marble tiles, granite panels, and stucco. During the initial property condition assessment, our team uncovered loosened marble tile, which led to an additional investigation and approved repairs.
Acting as project manager for the technically complex exterior renovation work, Marx|Okubo assisted in engaging the specialty exteriors contractor, acted as an engineering liaison, facilitated field QA/QC, and coordinated project meetings, scope and additional consultant parties to advance the project in a timely manner. Ultimately, our team was able to help this client maintain a safe structure on an iconic commercial corner.
