This client engaged Marx|Okubo to perform a property condition assessment of an existing two-story office/retail building totaling approximately 41,610 square feet and originally constructed in 1992. Subsequently, Marx|Okubo performed an adaptive reuse study to evaluate the scope of work and budget to convert the building into a vehicle showroom. Marx|Okubo assembled a team of geotechnical engineers, destructive testing experts and structural engineers, developed structural framing as-builts and a conceptual design for the proposed use, performed structural analyses, and prepared preliminary budgets for an alteration program that would meet the client’s intent.
Ultimately, the services that our team provided allowed our client to better understand the scope of work and costs associated with converting an existing office building into a vehicle showroom. And the adaptive reuse analysis complemented our property condition assessment services during the due diligence period for an acquisition of the property.
