Boulder Commons consists of two mixed-use commercial buildings located within the Transit Village complex, which serves multifamily residential, small business and start-up offices, and light industrial facilities. It is a zero net energy project that uses solar panels as part of the rainscreen cladding system. The buildings are comprised of complex systems requiring skilled installers and increased oversight. In particular, the metal panel cladding system was intricately detailed, and the solar panel cladding system was innovative but untried. The project didn’t have an owner’s representative for quality and budget assurance. Marx|Okubo reduced the client’s exposure by performing a hybrid owner’s/lender’s representative role to identify and resolve construction issues, be thorough and detailed about budgets, and forecast realistic completion dates for the buildings. The project also qualified for the Xcel Energy Renewable Energy Credit.
